Scenario:

The owners of a long standing and popular medical therapy practice needed to expand. They wanted to find an additional location within a reasonable distance of their current one.

Actions:

We identified their ideal and minimum space sizes as well as their budgetary ranges and also any regulatory constraints.

We then screened all of the potential spaces with the correct zoning and current usage within a sequence of increasing distances/radii that were on market, as well as those that were suitable although not publicly advertising available space for lease at the time.

We toured the Client through several of the most suitable spaces, and then issued LOIs for the ones that they liked the most.

Results:

After a thorough, yet efficient process negotiating with the Landlord our Client executed on a 10 year lease for their new facility.  They completed the Tenant Improvements, took occupancy and launched their new location.
